Real twilight shoot
Available as an add-on to either package or as a stand-alone session. One flat fee — if the weather doesn’t cooperate, I return at no additional charge.
Real twilight requires arriving before dusk, fully staging the home with every light on and all curtains open, and staying on site through sunset to catch the perfect window. That level of preparation is what makes the result exceptional.
Sell the location, not just the house
Your property doesn’t end at the front door. This session captures the places that make buyers fall in love with the area. You choose the spots; I capture them. Each location includes a curated set of edited images.
A “location” is one destination — multiple stops within the same area count as one:
- Main Street — storefronts, restaurants, and the street scene, all one location
- The marina — docks, waterfront, and lake views, all one location
- The resort — ski lodge, slopes, and gondola, all one location

A one-page site built around the property: photo gallery, video and 3D tour if shot, property details, your agent branding, and a contact / lead form. Included with every Signature package, or add it to Essential for $85.

Listing shoots are delivered the next business day. Need it sooner? Rush delivery is guaranteed by noon the next day for $75.
Travel
Free within Summit, Eagle, Lake, and Chaffee counties — my core service area. Beyond that, travel is a flat published fee by zone. No travel-fee waivers for any tier.

The fine print, in plain terms

At this size, shoot time, complexity, and post-processing vary significantly with layout and unique features — home theaters, wine cellars, detached guest houses, multiple outdoor entertaining areas, panoramic multi-level views. A flat rate wouldn’t reflect what your property actually needs. Contact for a custom quote.
Blue-sky guarantee
All exterior stills receive complimentary blue-sky replacement at no extra charge, regardless of the weather on shoot day.
Weather policy
Heavy snow or zero visibility? Interiors proceed as scheduled. Exterior and drone portions are rescheduled at no additional charge.
Image rights
A commercial-use license is included with every package, valid for the duration of the listing or rental-management agreement. Licenses are non-transferable.
Deposit
A 50% deposit holds your date. The balance is due upon gallery delivery.
